These are not the days for a timid soul to be partnering up with anyone but the best in the field.  If your trust in your custom home builder, lender, title agent and Realtor is not rock solid, you need to find replacements.

As I rub shoulders with the best real estate agents in the field, I find tidbits of information about what is happening in the real estate community.  Some of the news makes the press, like the foreclosure of some developments or the bankruptcy of certain builders, while some news doesn’t see the light of day until it is too late.  An example would be news of the builder about to go into foreclosure. For example, if a builder takes a deposit, but cannot finish a home, the buyer has invested in a home they will never live in.

What does this mean to you as a buyer? Your building partners must be reliable. You need to invest in someone who won’t waste your time. (more…)

Taking the Plunge

I did it!  I jumped in and took the plunge.  I had my very first experience with sushi.  I know that may not sound exotic to you, but for me this was a big leap.

Throughout the week I meet with some of the best real estate agents from the metro Richmond area. Often times these meetings take place over lunch. When the agent I was meeting with yesterday suggested sushi, I accepted the offer not wanting to offend him.  I headed to UMI Sushi Bistro in Richmond’s West End, near the Boone Homes’ new home community of Westcott at Grey Oaks, not really sure what to expect. Would I be handed a confusing menu that I was supposed to sort out? How would I know which rolls were cooked? Which weren’t? How would I know where to begin?

Much like a talented real estate agent would do with a first time homebuyer, the waiter patiently walked me through the process, even bringing a pictorial directory of the menu to show me the details of each item.  After his careful and thorough explanations, my initial sushi fears started softening.  (more…)

Boone Homes Richmond VaA new research from Harvard Business School blows the doors wide open on what is happening in Consumerville. Interestingly enough it is not the green movement that is at the forefront. It is not the economically driven seller like Wal-Mart that is at the forefront. What is at the forefront is sending a shock wave thru consumerville. The dramatic shift in buying trends is shifting away from price and into quality. Not just any quality, but trustworthy quality. Consumers are now seeking advice from other consumers and are not stopping there but continuing to search online archives with microscopic fervor. Homebuyers Still Seek Luxury Homes

Boone Homes Richmond VaA recent story in Richmond BizSense, It’s like going from a Suburban down to a Ferrari’ shows that consumers are still seeking luxury.  Chris Parks of Boone Homes says that although his clients are more cost-conscious, they aren’t foregoing luxury. “It’s like going from a Suburban down to a Ferrari,” he says. Clients used to want larger and cheaper but are now focusing on smaller and more carefully thought-out. “It’s more compact, more efficient,” Parks says.

Like Dumont, Parks is using more squared-up floor plans but adding wood and other ornamental details to dress them up. His clients are still building houses that cost more than $400,000, but instead of buying the square (more…)
