You know when you go to the mall and you are looking for one particular item, say a black skirt.  You go to every store and you try on the ones you like, look at the prices, then at the end of the day you get the one you liked the best (and your husband rolls his eyes and says that is the first one you tried on).  Well, why is homebuying any different than shopping for that skirt? You should shop around. You should visit a lot of different builders and communities and see what each one has to offer.  Write down all of the things you like the best about each one.

VA State Parks – all you need for summer fun

Virginia really is a great place to live.  Natural beauty abounds here from the Blue Ridge Parkway to Virginia Beach, and all the vast treasures in between.  If you love being outdoors and enjoying all nature has to offer, then look no farther than Virgina State Parks.  A new website has just been launched called Virginia Outdoors.  The site is designed to be one stop shopping for outdoor recreation in Virginia.  If you register for the new site and become a free member of the Virginia Association of Parks, you will receive a one day pass to any Virginia park, and be entered in a drawing for cool prizes.

Roanoke Homes Prices Stronger Than National Average

Let’s be honest. The housing downturn has affected us all. However, those of us in Roanoke have some good news over neighbors in other states – our home values have held up better. And that’s good news, because housing typically is an individual or family’s largest investment. Average home prices in Roanoke, Virginia historically have been approximately 5% lower than the national average.

As of December 31, 2009, the average home price in the Roanoke Valley was 9% HIGHER than the national average. The average home price in Roanoke declined 10% as of year-end 2009, from the peak of the local housing market in 2007. Compare that to the average home price nationally that is almost 30% lower from the peak of the housing market.

What does this mean?

It means that homes in Roanoke, Virginia are a good investment. (more…)

Claim Your Home Buyer Tax Credit!

Wanting a little a extra money on your 2009 tax returns? How would it feel to get an additional $6,500 back? Thanks to the 2009 home buyer tax credit it’s possible.

How does it work?

The process is rather simple. A tax credit of up to $6,500 is available for repeat home buyers who have owned a home for five consecutive years out of the prior eight years. First time home buyers have the opportunity to receive up to $8,000 on their 2009 returns. The home buyer tax credit applies to houses sold after November 6, 2009 and on or before April 30, 2010. In cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.

The best news is really about claiming the tax credit. If you’re planning on purchasing a home in 2010, you can still take advantage of the tax credit on your 2009 returns. (more…)

Taking the Plunge

I did it!  I jumped in and took the plunge.  I had my very first experience with sushi.  I know that may not sound exotic to you, but for me this was a big leap.

Throughout the week I meet with some of the best real estate agents from the metro Richmond area. Often times these meetings take place over lunch. When the agent I was meeting with yesterday suggested sushi, I accepted the offer not wanting to offend him.  I headed to UMI Sushi Bistro in Richmond’s West End, near the Boone Homes’ new home community of Westcott at Grey Oaks, not really sure what to expect. Would I be handed a confusing menu that I was supposed to sort out? How would I know which rolls were cooked? Which weren’t? How would I know where to begin?

Much like a talented real estate agent would do with a first time homebuyer, the waiter patiently walked me through the process, even bringing a pictorial directory of the menu to show me the details of each item.  After his careful and thorough explanations, my initial sushi fears started softening.  (more…)
